Should you move to Paphos?

Move to Paphos if the point of moving is the life, not the ladder. The west coast runs slower by design: harbour dinners, the Akamas peninsula for weekends, an established international community that has smoothed every practical path, and the lowest coastal living costs of the island's four cities.

The old caricature, Paphos as retirement postcode, is a decade stale. Remote workers and younger families have followed the fibre and the direct UK flights into its own airport. What it won't give you is Limassol's corporate density; if your business needs the room to be full of prospects, read the Limassol guide first.

Weigh it plainly. In favour: sea, space, rents below the other coastal cities and an international community that has already solved most of the practical problems. Against: a car for nearly everything, a job market built on tourism and services, a harbour quarter that fills up in high season and, for British retirees, a Category F route slowed by a reported five-to-seven-year backlog. What is daily life in Paphos like?

Work and business

Tourism and services lead the local economy, with a fast-growing remote-worker layer on top: the fibre is real and the co-working scene has followed. Corporate Cyprus lives elsewhere; your clients will mostly be a video call away.

Schools and family

The International School of Paphos and Aspire Private British School carry the UK curriculum, with International School tuition running from €4,815 in Reception to €9,515 in the sixth form for 2026/27, and admissions rarely the battle they are in Limassol. Neapolis University Pafos gives the town its own university, and the international community makes soft landings easy for kids.

Getting around

Paphos has its own airport fifteen minutes out, heavy with direct UK and Central European routes, especially in season. A car is essential; the reward is the Akamas peninsula and the west-coast sunsets on your doorstep.

Healthcare

Paphos General Hospital, part of the state health services network, has a public accident and emergency department, with English-speaking private clinics alongside. Residents join GESY, paying 2.65% of most income up to €180,000 a year; a specialist seen on referral costs €6 and co-payments stop at €150 a year. Weather

Long-run averages for Paphos put August afternoons at 30 to 31°C and January at 16 to 17°C, with well over 3,000 hours of sunshine a year and the sea swimmable from May to November. Summer here runs well below inland Nicosia, which sees 38°C and more in late July and August. The seasons in full are on life on the island.

The move itself

Freight, flights and rent up front are where the move's money goes. Household goods you have owned and used for six months come in free of duty and VAT under transfer of residence relief, provided you lived outside Cyprus for the previous twelve months. A UK driving licence must be exchanged within six months of becoming resident, and a non-EU bank application made before you are resident can take six to ten weeks, so start it early. No longer. The retiree community built the infrastructure, English-speaking clinics, established services, an easy landing, and remote workers and younger families have moved in on top of it, drawn by the lowest coastal costs on the island and direct UK flights.

It suits income that arrives by laptop, pension or portfolio. It suits careers less well: corporate Cyprus sits in Limassol and Nicosia, and you will need a car.
Avoid the heart of Kato Paphos if you want quiet summers, the hill villages if you will not drive, and any resale unit without its own title deed. The first two suit plenty of people: the harbour quarter fills with visitors in season, and public transport is thin enough that village life means a car. Yes, but since Brexit a British passport puts you in the non-EU queue. You can visit visa-free for 90 days in any 180; to live here you need a residence route. Remote workers use the Digital Nomad Visa, which asks for €3,500 a month net. Families with capital use permanent residency by investment: €300,000 plus VAT in new-build property and at least €50,000 a year of secure income from abroad. Category F suits retirees on paper, but its backlog is reported at five to seven years.
On income from outside the UK, generally not, once you are non-resident under the UK Statutory Residence Test and tax resident in Cyprus. UK income is different: rent from a UK property stays taxable in the UK, so does a gain on selling UK property, and a UK government service pension usually does too. Return within five years and some gains and dividends taken while away are taxed on your return, and since 2025 UK inheritance tax can follow a long-term resident for up to ten years.
Rent is the biggest line: on this page's market ranges, a central one-bed costs €600–850 a month and a good two-bed €950–1,300. A good dinner for two runs about €40, a gym about €35 a month, and GESY takes 2.65% of most income. If you need a permit, the routes set their own floors: Category F asks for €9,568 a year of secured income plus €4,613 per dependant, tested against what the household really costs, and the Digital Nomad Visa asks for €3,500 a month net.
PFO runs dense direct routes to the UK (London, Manchester, Birmingham and more) and Central Europe, heaviest from spring to autumn. Larnaca's fuller year-round network is 90 minutes away: most residents use both.
Of the coastal cities, yes: rents run below Larnaca and roughly half of prime Limassol, and daily costs follow. The trade-off is a thinner local job market: Paphos suits income that arrives by laptop, pension or portfolio.
